Hilton has announced the opening of LivSmart Studios by Hilton Pensacola I-10 North Davis Highway in Pensacola, Florida, taking its newest long-stay brand to four operating properties. The hotel, at 7077 Plantation Road on Florida’s Gulf Coast, is owned by 3H Group and managed by LBA Hospitality.
The property targets guests booking 10 nights or longer, with apartment-style studios and kitchens forming the core of its accommodation offer. For the owner and management company, Pensacola is their second operating LivSmart Studios hotel, extending a partnership that delivered the brand’s first property in 2025.
Established partners target Pensacola demand
3H Group and LBA Hospitality previously opened LivSmart Studios Tullahoma, which marked the brand’s debut. Beau Benton, president of LBA Hospitality, said the companies had gained experience both introducing new Hilton brands and running hotels for extended-stay guests.
Benton identified military, higher education, healthcare, business and leisure travellers as sources of year-round demand in Pensacola. Those customer groups underpin the operator’s stated rationale for bringing the long-stay format to the market.
The hotel is near I-10 and I-110, with access to Pensacola International Airport, the University of West Florida and Naval Air Station Pensacola, according to Hilton. The company also highlighted nearby healthcare providers, downtown Pensacola and Pensacola Beach.
Accommodation built around longer visits
Each studio includes a fully equipped kitchen with a full-size refrigerator, stovetop and microwave. The property also offers complimentary breakfast, Wi-Fi and parking, alongside a fitness centre and guest laundry facilities.
Electric vehicle charging and pet-friendly accommodation are also available. Hilton said the accommodation and services were intended to help guests maintain their everyday routines during longer visits.
General manager Cody Beck leads the hotel, while dual sales manager Shayla Fisher supports sales across the Pensacola and Mobile markets. Beck said the property was designed to make extended visits easier in a destination receiving travellers throughout the year.
Loyalty access and further openings
The Pensacola property participates in Hilton Honors, the loyalty programme serving Hilton’s 28 hotel brands. Members booking through Hilton’s preferred direct channels can access member discounts, payment options combining Points and money, and complimentary standard Wi-Fi.
The programme’s mobile app also provides digital check-in, room selection and Digital Key. These tools bring the new property into Hilton’s existing booking and digital guest-service offering.
3H Group and LBA Hospitality are preparing to open another LivSmart Studios hotel in Huntsville, Alabama, later this year. Hilton said additional locations were scheduled to open this year and beyond as the brand expands across the country.
