Hilton has signed an agreement for a 100-room DoubleTree by Hilton hotel in Parramatta, New South Wales, with opening planned for Q4 2028. The property at 34 Hassall Street will mark the company’s entry into the Parramatta market and add to its Greater Sydney development pipeline.

Deicorp Group will develop the hotel under a franchise agreement, while Trilogy Hotels will operate it. It will sit within Deicorp’s Cosmopolitan mixed-use project, alongside residential, commercial and retail space.

Franchise agreement brings together developer and operator

The signing establishes a new relationship between Hilton and Deicorp while extending Hilton’s existing partnership with Trilogy, according to Tushar Raniga, director of development, Hilton Australasia. Raniga said the deal followed Hilton’s strategy of expanding in urban markets where it sees sustained demand and long-term opportunities.

For the parties involved, the arrangement combines Deicorp’s development role with Hilton’s brand and distribution capabilities and Trilogy’s local operating model. Trilogy Hotels CEO Scott Boyes said those distinct contributions underpinned the partnership, with the operator focused on delivering performance for owners, serving guests and supporting its team.

Deicorp founder Fouad Deiri OAM said the hotel responded to Parramatta’s changing character and growing hospitality demand in Western Sydney. He also pointed to Deicorp’s previous work with Trilogy on other mixed-use hotel developments.

Transport links and varied demand underpin location

Hilton cited population growth, public transport investment and demand from corporate, government, education, health and leisure travellers as reasons for entering the market. Raniga described Parramatta as an emerging second central business district for Sydney, supported by infrastructure spending and a varied customer base.

The site is next to the Robin Thomas light rail stop. Hilton said it would provide access to Parramatta Railway Station, Parramatta Wharf, Parramatta Square, Westmead Health Precinct and Western Sydney University.

Boyes also identified Parramatta’s established commercial centre, transport connections and residential development as factors supporting the hotel opportunity. Deiri said the location’s corporate and leisure demand made DoubleTree a suitable addition to the Cosmopolitan project.

Meeting facilities and loyalty programme planned

Plans call for guest rooms measuring 20 to 45 square metres, together with a restaurant serving meals throughout the day and a lounge. The hotel will also provide 667 square metres of event space comprising meeting rooms, a boardroom and pre-function areas, plus fitness and wellness facilities.

DoubleTree by Hilton’s global network comprises more than 700 hotels across 63 countries and territories, according to the company. Its full-service offering includes accommodation, food and beverage, fitness, and meeting and event facilities.

The Parramatta property is set to join Hilton Honors when it opens, connecting it to a loyalty programme with more than 260 million members worldwide. Hilton said members booking through its preferred direct channels would have access to benefits including member discounts, points-and-money payment options and complimentary standard Wi-Fi, alongside app-based services such as digital check-in and Digital Key.
