The 215-suite Madrid Retiro property is expected to open in 2028 under a franchise agreement with Santander Asset Management, with Panoram managing the hotel and IBOSA developing it.

Hilton has signed a franchise agreement with Santander Asset Management to bring Home2 Suites by Hilton to Spain, with a 215-suite hotel planned for Madrid’s Retiro district. Home2 Suites by Hilton Madrid Retiro is expected to open in 2028, marking both the brand’s Spanish debut and Hilton’s first extended-stay property in the country.

Panoram will manage the property, while IBOSA will develop it under an agreement with the Coliving strategy that Santander Asset Management launched in 2024. The project brings together the franchise, management and development partners for Hilton’s entry into Spain’s extended-stay segment.

Madrid signing extends European rollout

According to Hilton, the Madrid hotel will be Home2 Suites’ second European property when it opens, following the recently opened Home2 Suites by Hilton Dublin City Centre. The company said the signing supports its expansion in Spain and responds to growing demand for flexible accommodation among business and leisure travellers.

Carlos Miró, Hilton’s managing director, development, Spain & Portugal, said: “Bringing Home2 Suites to Madrid represents a significant milestone as Hilton’s first extended-stay property in Spain.” He linked the decision to Madrid’s role as both a business centre and a tourism destination.

Miró cited 9.1 million international tourists in Madrid in 2025. He said the agreement reflected Hilton’s confidence in continued Spanish tourism and business travel growth, alongside increased demand for flexible accommodation in major European cities.

Kitchens and shared facilities shape the offer

The accommodation will comprise studio and one-bedroom suites, with kitchens and open-plan living areas designed for different uses. Hilton is targeting both business and leisure guests, with facilities intended to serve weekend visits as well as week-long stays.

Planned amenities include a rooftop swimming pool and terrace, complimentary hot breakfast and shared social areas. The hotel will also feature Spin2Cycle, the brand’s combined fitness and laundry facility.

The city-centre location will place guests near Retiro Park, the Golden Triangle of Art and Atocha high-speed rail station, according to Hilton. The company also highlighted access to commercial areas and cultural attractions.

Adding to Hilton’s Madrid brand mix

Hilton currently has seven properties representing seven different brands in Madrid. They include Hotel Montera Madrid, Curio Collection by Hilton; DoubleTree by Hilton Madrid-Prado; and Atocha Hotel Madrid, Tapestry Collection by Hilton.

The remaining properties are Spark by Hilton Madrid Alcala, Hilton Madrid Airport, Canopy by Hilton Madrid Castellana and Hampton by Hilton Madrid Alcobendas. Home2 Suites will introduce an extended-stay format to that local portfolio.

The planned hotel will participate in Hilton Honors when it opens. Members booking through Hilton’s preferred direct channels will have access to benefits including member discounts, points-and-money bookings and free standard Wi-Fi.
