Hilton has signed Maravé Manuel Antonio, LXR Hotels & Resorts in Costa Rica, with an opening expected in 2029. The planned resort and residential development will introduce LXR to the country and bring together 173 hotel and residential accommodations near Manuel Antonio National Park.
The project will also establish the first LXR Residences in Latin America, extending Hilton’s branded residential business in resort destinations. According to the company, buyers will have access to branded titled ownership on a nearly 40-acre site stretching from a rainforest ridge to 650 feet of Pacific beachfront.
Pablo Maturana, Hilton’s vice president for Development, Architecture, Design and Construction in the Caribbean and Latin America, described Costa Rica as a key growth market, citing strong demand for luxury travel centred on nature. Bruce Begia, president of Ocean Cove MA Development One S.A., said the partnership with Hilton would combine hospitality services with access to the country’s natural environment.
Hotel rooms and residential ownership
The hotel component will comprise 57 accommodations: 42 ocean-view guest rooms and 15 private hillside bungalows. Each bungalow is planned to have its own plunge pool and views towards the Pacific.
The residential component will contain 116 fully furnished homes overlooking the ocean, including 66 private villas, 46 oceanfront condominiums and four penthouses. Hilton said the scheme would add to the limited opportunities for branded luxury home ownership in Costa Rica.
Costa Rican practice Carazo Arquitectura is designing the development around the site’s terrain and existing greenery. Hilton said the resort was expected to include Costa Rica’s largest mass timber structure, with accommodation positioned to provide unobstructed Pacific views.
Curioso, which is based in Chicago and Mérida, is responsible for the interiors. Its designs will use stone, wood finishes and extensive glazing to connect indoor spaces with the surrounding landscape.
Shared amenities for guests and residents
Plans include a Beach Club with direct beachfront access, pools, oceanfront dining, bars, cabanas and concierge support. Guests and residents will also have access to a spa, a fitness centre with strength, mobility and recovery facilities, and a youth and activity club.
The dining offer will include two chef-led restaurants drawing on Costa Rican and international cooking, alongside all-day and poolside service. The planned MARAVÉ Speakeasy Bar will give residence owners and guests priority access to reserved seating.
Regional pipeline and development timetable
The signing adds to Hilton’s luxury expansion across the Caribbean and Latin America, where the company reports more than 315 hotels in more than 35 countries and territories. Its regional development pipeline exceeds 150 hotels, including 50 in the luxury and lifestyle categories, and is its largest to date.
In Latin America, Hilton’s luxury and lifestyle portfolio comprises over 100 hotels, including boutique properties brought into its offering through its partnership with Small Luxury Hotels of the World. Waldorf Astoria Costa Rica Punta Cacique opened last year, introducing that brand to the country.
Other scheduled regional additions include Waldorf Astoria San Miguel de Allende in 2027, followed by Conrad Los Cabos and Waldorf Astoria Turks and Caicos Dellis Cay in 2028. LXR is Hilton’s collection of independent luxury properties, with an emphasis on experiences connected to their destinations.
Residential sales at Maravé Manuel Antonio are expected to begin in autumn 2026, with construction completion anticipated in late 2028 ahead of the resort’s planned opening. The property will participate in Hilton Honors, while residence owners will receive Diamond status and benefits across Hilton’s global luxury portfolio.
