Hilton and Reuben Brothers have signed a management agreement to convert an oceanfront hotel on Miami Beach’s Collins Avenue into Waldorf Astoria Miami Beach. The property is scheduled to relaunch in winter 2027 following renovation, marking the luxury brand’s entry into the Miami Beach market.
Reuben Brothers owns the resort and will lead its transformation, with Hilton taking over management when it reopens under the Waldorf Astoria name. The plans cover 348 suites as well as dining, wellness, pool and event facilities, making the agreement both a property refurbishment and a brand repositioning.
Collins Avenue property set for extensive refurbishment
The hotel stands at 2201 Collins Avenue and rises 20 storeys, with direct beach access and views of the Atlantic Ocean and Miami skyline. According to the announcement, it sits within Miami Beach’s luxury hotel corridor, close to restaurants, nightlife and cultural venues.
Avenue Interior Design will design the revamped hotel. Each suite will have an ocean view and balcony, while the public areas will include a redesigned lobby and Peacock Alley, Waldorf Astoria’s signature gathering space for guests and local visitors.
The refurbishment also includes a new food and beverage programme, a redesigned spa and wellness offering, and improvements to the fitness centre. Work on the 48,000-square-foot pool deck will include private cabanas, while event spaces will be refreshed for private gatherings, celebrations and other social occasions.
Management deal extends luxury partnership
For hotel owners and operators, the agreement sets out a division between ownership, redevelopment and future operations: Reuben Brothers will retain ownership and oversee the work, while Hilton will manage the relaunched resort. The companies linked the project to their recent investment partnership involving Waldorf Astoria London – Admiralty Arch.
Kim Phoebus, chief operating officer of US Hotels at Reuben Brothers, described the Miami Beach project as a restoration of the Collins Avenue address. She highlighted the private balconies and sea views across the accommodation, alongside plans for dining and event venues in the public spaces.
Danny Hughes, Hilton’s president, Americas, said the signing reflected continued growth in the company’s luxury portfolio across the region. He pointed to Hilton’s luxury presence from Orlando to South Florida and cited demand for high-end hospitality in Miami Beach.
Florida presence grows ahead of planned relaunch
Hilton said Waldorf Astoria’s global portfolio comprises 40 properties, while more than 520 Hilton properties currently operate across Florida. The Miami Beach conversion is separate from the forthcoming Waldorf Astoria Miami in Downtown Miami, which is scheduled to open in 2028.
The Miami Beach hotel will participate in Hilton Honors when it joins the brand. Renovation and repositioning are the next steps ahead of the planned winter 2027 relaunch.
